Site observation for builders and owner-builders
Find defects while they are still cheap to fix.
A licensed builder visits your site at each stage, records every defect on your plans with photos, and gives you a report you can hand straight to your trades.
Sydney metro. Starting from $685 + GST per visit. The problem
Defects get covered over, not fixed.
A gap in the framing is a small job before lock-up and a large one after it. Notes given on site are forgotten, trades say nobody told them, and open items get lost between stages.
Found late
The later a defect is found, the more it costs to reach and repair.
No record
Without dates and photos, there is no proof of who was told what, and when.
Lost between stages
Items from the last visit are not checked at the next one, so they stay open.
What you get
A report your trades can act on.
Each visit produces a clear, numbered record. It is built so you can hand each trade their own list and check it off.
Every defect on your plans
Each item is pinned on the drawing, with a photo and a plain-language note.
Photos marked with arrows
Arrows point to the exact spot, so nobody has to guess what a note means.
Rectify-by dates
Every item has a due date. Anything overdue is flagged in red.
A page for each trade
Items are grouped by contractor, so each trade gets only their own list.
Open items carry forward
The next report shows what is new, what is still open, and what has been fixed.
A dated, saved copy
The report as issued is kept with its date and revision number.
How it works
Four steps, repeated at each stage.
Book a stage
Call or email with the address and the stage you want checked.
Site visit
A builder walks the site and records defects on your plans, with photos.
Report
You receive the report, with a page for each trade. Timing is agreed when you book.
Fix and re-check
Trades fix the items. Anything still open is checked at the next stage.
Stages
Book the stage you need, or all of them.
Framing
Before linings and insulation cover the work.
Lock-up
When the building is weather-tight and the next trades start.
Fixing
Before the final coats and fit-off close up the finishes.
Handover
A final check before practical completion and handover.
What is looked at depends on the stage and the scope we agree when you book.

Questions
Common questions.
Is this a building inspection?
No. It is a site observation: a builder's visual review, recorded as a report to help you coordinate your trades. It is not a certifier's inspection, a compliance certificate or a statutory inspection.
Can I use the report in a dispute?
No. The report is prepared as consultation for you, the builder or owner-builder. It is not intended for disputes, legal proceedings or court, and other people cannot rely on it.
What do I receive after a visit?
A PDF report with every defect pinned on your plans, with photos, notes, rectify-by dates and a page for each trade. At later stages it also shows what has carried over and what has been fixed.
What is looked at?
What is visible and accessible on the day. Concealed work is not assessed, and the scope for each stage is agreed when you book.
Where do you work?
Sydney metro, from Parramatta outward. If you are further out, ask and we will tell you whether we can travel.
What if a trade disagrees with an item?
Each item has a photo, a note and a date, so everyone can see what was observed and when. You decide how to resolve it, and we can look at it again at the next stage.
How do I book?
Call or email with the site address, the stage, and the builder or trades involved. We confirm the price before you book.
